FEES

TENANTS - There are  NO FEE CHARGED TO TENANTS to let a property from us. All Rents are paid in  ADVANCE and All DEPOSITS  are held in a TENANTS DEPOSIT SCHEME and interest is paid on deposits held which is various amounts and can be disclosed to the tenants upon request. Any rents paid in advance are held in a Client account designated for this purpose. 

However  the following do apply For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:

  • Holding deposits (a maximum of 1 week's rent);
  • Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above);
  • Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
  • Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence;
  • Council tax (payable to the billing authority);
  • Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
  • Company Lets are subject to an administration fee of £250.00 (including VAT) per dwelling.
  • If you lose your keys or do not return the full complement of keys or fobs at the end of your tenancy, you will be charged the full cost of replacing them, as well as an administration fee not more than £20 (including VAT).
  • If you wish to add or change a tenant within a Lettings property, you will be asked to pay an administration fee of £50 (including VAT) per dwelling.
  • Contractual damages in the event of the tenant's default of a tenancy agreement; and
  • Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.


LANDLORDS - We charge and administration fee to our landlords of £250.00 as an charge for setting up the  tenancy and then depending on the service the landlords choose

                        PROPERTY MANAGED 10% OF RENT INCLUSIVE OF VAT 

                        INTRO NON MANAGED  08% OF THE RENT FOR THE INTIAL TERM OF THE TENANCY (SIX OR TWELVE MONTH) INCLUSIVE OF VAT

                       These charges are only payable once a tenancy is created. We operate a "NO LET NO FEE" POLICY , However once a tenancy is created these fee and commissions 

                       are payable at the start of the tenancy.


SALES - We charge Vendors 1.25% of the agreed sale price and this is inclusive of VAT again there is a "NO SALE NO FEE POLICY" and no charges are made to landlord for advertising a property to sell with Brentwood Estates Birmingham Limited.

Any other costs i e legal, conveyancing, surveys are direct with the Landlords and third party concerned as this is a service that would have to be instructed direct by the vendors and or purchasers and fees and costings provided by the  service providers and Brentwood Estates Birmingham Limited
